Guide to Landlords

Below is an estimate of costs when letting your property through us.  These are standard costs inclusive of VAT. 

Some costs will vary depending on the service you are looking for and the agreed terms of business you sign. 

Administration fees are set out in the Terms of Conditions of Business.

  • Tenancy/Renewal Agreement Fee at £180 

  • Deposit Registration, administration and transfer to the Tenancy Deposit Scheme at £72 

  • Property Visits at £96, per visit

  • Referencing administration Fee (per report submitted) at £72

  • Serving of Legal notices at £120 
  • Court attendance (per day) at £480
  • Consultancy Fees (hourly rate) at £96 

  • Consultancy Fees (daily rate) at £480

  • Accompanying the landlords contractor to allow access to the property (per hour) at £96 

  • Management Service (of the total rent) at 19.2%

  • Tenant Find and Rent Management Service (of the total rent) at 14.4%

  • Vacant Property Management Service (per month plus any contractor invoices) at £240
  • Pre-tenancy Arrangements (total cost of quoted/invoiced works) at 10%
  • Refurbishments (total cost of quoted/invoiced works) at 10%

  • Arranging works beyond routine maintenance and repairs (total cost of quoted/invoiced works) at 10%

  • Inventory costs vary depending on the property size (a no show/cancellation fee will be charged at 50% of the quoted fee) 

Additional Services

  • Preparing of Tenancy/Renewal Agreements, which are signed electronically.  Our Tenancy Agreements are ARLA/Propertymark approved
  • Preparing and serving of Legal notices 
  • Property Visits.  We suggest these are carried 6 monthly to allow quiet enjoyment to your tenant
  • Landlord Rent and Legal Protection – only available with our Management Service
  • Deposit handling and registration – only available with our Management Service
  • Inventory Services
  • Consultancy on deposit disputes 
  • Court attendance

We can arrange the following on your behalf and the cost will be quoted directly from the contractor
