Energy Performance Certificates

From 1st April 2020 all rental properties must have an EPC rating of E or above. Any properties which fall below this rating; for example F or G category, MUST make improvements to their property immediately to raise the EPC rating in line with regulations.

Since 1st April 2018, landlords have not been permitted to let a residential property with an EPC rating below an E rating on a new tenancy. Tenancies in existence before 1st April 2018 with an EPC rating of F or G were given an extra two years to make appropriate improvements.

Under the new rules, landlords will be expected to contribute up to £3,500 per property to make energy efficiency improvements to raise a property’s EPC rating to a minimum of an E.
