Smoke and Carbon Monoxide Alarm (Amendment) Regulations 1st October 2022

In rental properties, the tenant is responsible for testing and replacing batteries to all smoke and carbon monoxide alarms during their tenancy. Should the alarms fail to operate during this time, the tenant must inform the landlord/agent immediately.

It is recommended to test all alarms monthly.

There must be, by law, at least one smoke alarm to each floor of any rental home and a carbon monoxide alarm in any room where a fixed combustion appliance (excluding gas cookers) is being used.

These alarms must be power tested, with a sound omitting to indicate working prior to releasing keys to the tenant at the commencement of any new tenancy.

The Tenant then must take responsibility for testing these alarms and should they fall faulty, once checking for battery replacements, must inform the landlord/agent immediately.
